Refurbishments

One of Guardian’s most notable core specialties is the ability to transform commercial spaces in to beautifully crafted, functional interiors. Office fit-outs, refurbishment and dilapidation projects are all areas within which Guardian thrive, and have delivered bespoke solutions to many clients over the years.

Beyond the bare construction of any building, Guardian has the skills and resources to cater for all requirements from raised floors and suspended ceilings, to the final internal finishes, including furniture.
Category A Fit-Outs

Category A spaces are normally finished with a suspended ceiling, raised flooring, lighting and heating; providing a blank canvas but functioning space for a landlord to lease. At this point the space is habitable, but the functional design is left to the incoming tenant, where partition walls, breakout areas and other final finishes which reflect the intended use of the occupants, are applied in the form of a Cat B fit-out.

Cat A fit-outs usually include:

-
Raised floors and suspended ceilings
-
Basic mechanical and electrical services
-
Fire detection services
-
Heating, ventilation and air conditioning (HVAC)
-
Only basic internal finishes
Category B Fit-Outs

Category B spaces are normally ready to move straight into and allow you to start working immediately. That said these elements are usually left for the incoming tenant as decisions here should be driven by the companies unique branding, layout and intended use for each space.

Cat B fit-outs usually include:
-
Fully fitted kitchens
-
Breakout areas, offices and meeting rooms
-
Air conditioning and ventilation services appropriately distributed to reflect the layout and use for each area
-
Telecommunications and data infrastructure
-
Final brand finishes and furniture
